Ebbsfleet Garden City comprises an urban regeneration area made up of a collection of brownfield development sites within Dartford and Gravesham Boroughs. Northfleet Embankment East is located within Gravesham Borough Council’s Core Strategy’s Opportunity Area.

Ebbsfleet Development Corporation acquired the last remaining un-developed land parcel at Northfleet Embankment East in 2020 and has subsequently been working proposals to deliver a commercial development scheme on the site.

The site (Northfleet Embankment East Parcel 2) is the last remaining parcel of land within Northfleet Embankment East, which has otherwise been developed, with the Berkeley Homes Modular Factory, new homes and a school in the Cable Wharf neighbourhood, constructed by Keepmoat.

The site benefits from its proximity to the A2 and M2 as well as national rail connections with fast trains providing access to London and wider Kent. This exciting project aims to bring forward much needed commercial space. Flexible, lettable units will allow businesses to flourish, with established transport networks for economic growth. The proposed development will complement the Cable Wharf Development, with a strong focus on public realm and placemaking opportunity, whilst utilising key transport links to connect to wider areas of Kent.

The planning application for Northfleet Embankment East is due to be submitted later this year.
