Ebbsfleet Development Corporation’s Planning Committee has approved three further planning applications at Northfleet Riverside and Whitecliffe, continuing the steady delivery of new homes and infrastructure across Ebbsfleet.
The decisions cover Harbour Village Phase 3B, Abacus Corner and Ashmere Parcels 12 and 13, all of which form part of established and expanding neighbourhoods across the area.
Harbour Village Phase 3B, Northfleet Riverside
Permission has been granted for 39 homes at the former Northfleet Cement Works site comprising the final phase of the Harbour Village development.
The scheme includes 21 apartments and 18 houses of which nine will be provided as affordable housing, meeting the overall planning requirement for 30% of the new homes to be affordable.
The proposals follow the approved masterplan for Harbour Village and continue planned building across the site connecting with adjacent phases, maintaining the existing street layout, and providing frontage to the approved Fastrack bus route with links towards the River Thames.

Abacus Corner, Northfleet Riverside
Full planning permission has been granted subject to completion of a legal agreement, for 68 homes at Abacus Corner, including improvements to a section of the planned Fastrack bus route.
The scheme includes 66 apartments and 2 houses, with 20 homes to be provided as Discount Market Sale affordable housing.
The development will extend the Harbour Village neighbourhood into the College Road area, creates a connected street layout through the site, and delivers part of the Fastrack route through Northfleet Riverside in a sustainable location promoting active travel and low car ownership.

Ashmere Parcels 12 and 13, Whitecliffe
Permission has been granted for 143 homes at Parcels 12 and 13 within the village of Ashmere on a prominently located site adjacent to the existing Fastrack bus corridor and the approved major urban park.
The development will be delivered by Dandara Homes and includes a mix of houses and apartments, following the approved masterplan and design code for the area.
All homes will include electric vehicle charging, and most meet enhanced accessibility standards with secure cycle storage provided throughout the site. The layout is designed to support walking, cycling and public transport, with open spaces and a connected street network.

Mark Pullin, Director of Planning and Place at Ebbsfleet Development Corporation said: “As we continue bringing forward new homes and infrastructure, these decisions represent continued progress in delivering planned neighbourhoods across Northfleet Riverside and Eastern Quarry. Development across these areas is supporting new housing, enabling the Fastrack route, and improving connectivity between established and emerging communities.
“Our priority is to ensure growth delivers lasting benefits for residents while providing the infrastructure, services and quality of place needed to support Ebbsfleet’s long-term future.”
