Planning consent granted for Northfleet Embankment East development

Ebbsfleet Development Corporation has received planning consent  for c.3,500sqm of  high quality, flexible, lettable commercial units and public amenities at Rosherville Road, Northfleet Embankment East.

The scheme, which will be delivered directly by Ebbsfleet Development Corporation, is designed to meet the employment needs of the local area and will achieve high standards of environmental sustainability.

The site was purchased by Ebbsfleet Development Corporation in 2020 as part of its ambition to facilitate regeneration of the area and drive forward the delivery of a 21st century Garden City in North Kent. The site is located within Gravesham Borough Council’s Core Strategy Opportunity Area – areas that have been identified with the potential for large scale investment and development.

The site sits alongside existing industrial buildings to the west and the growing Cable Wharf residential neighbourhood site to the east.  The proposed development will complement and celebrate the area’s industrial heritage and Northfleet’s unique identity. 

Development of the 1.65 hectares of land seeks to enhance surrounding community and commercial facilities to provide a series of workspaces to accommodate small and medium sized businesses, provision of a café, breakout spaces, cycle storage and EV charge points, all set within a network of well connected streets and walkways.

The scheme has been designed to provide ‘step-up/step-down’ workspace units that can support growing and versatile businesses to adapt the building to their needs.

The transformation of the site will complement wider development taking place in the area, such as the Keepmoat residential scheme and relocation of Rosherville CofE school to new facilities within the Cable Wharf neighbourhood. 

As part of the consent we will now look to establish s106 obligations to ensure the development contributes positively to the local area.”

The site benefits from its proximity to the A2 and M2 as well as national rail connections with fast trains providing access to London and wider Kent.

The proposed development will complement the neighbouring Cable Wharf scheme, with a strong focus on public realm, job creation and sustainable transport use.
