Ebbsfleet Development Corporation have submitted a full planning application for Northfleet Embankment East development

Ebbsfleet Development Corporation has submitted a full outline planning application for Northfleet Embankment East. The plans provide for c.3500sqm of employment floorspace and include flexible, lettable workspaces and facilities designed for businesses to flourish, with the creation of employment opportunities for the local community, extensive public realm and community facilities.

The site forms part of the Ebbsfleet Garden City scheme and was purchased by Ebbsfleet Development Corporation in 2020 as part of ambitions to facilitate regeneration of the area and drive forward the delivery of 21st century Garden City in North Kent. The site is located within Gravesham Borough Council’s Core Strategy Opportunity Area – areas that have been identified with the potential for large scale investment and development.

The site sits alongside the Berkeley Homes Modular Factory to the north, the LIDL distribution centre to the west, and the growing Keepmoat Cable Wharf neighbourhood site to the east.

This exciting project aims to bring forward much needed commercial space; flexible, lettable units that will allow businesses to flourish, with access to established transport networks, supporting  economic growth. The vision for the site will provide step-up/step-down facilities to support growing and versatile businesses to adapt the building to their needs.

The site benefits from its proximity to the A2 and M2 as well as national rail connections with fast trains providing access to London and wider Kent. The proposed development will complement the neighbouring Cable Wharf scheme, with a strong focus on public realm and utilising key transport links to enhance connectivity.

Jen Hunt, Director of Development at Ebbsfleet Development Corporation, summarised the Corporation’s progress: “This submission is a significant step towards further regeneration of the Northfleet riverside, providing vital facilities for the local community. The transformation of this site is a particularly exciting project, as it is a major step by Ebbsfleet Development Corporation to grow the commercial offering in Northfleet. The multi-functional area will benefit both local businesses and the wider community, with access to amenities and open space included within the proposal.”
